After that point, increasing the height factor does not automatically create more usable FAR.

A taller building does not necessarily mean more floor area.
Sometimes increasing height simply means distributing roughly the same permissible floor area over a smaller footprint while providing additional open space.
What Is the Open Space Ratio?
The open space ratio expresses required open space in relation to the floor area of the building.
This is different from simply saying that a certain percentage of the lot must remain empty.
For example, if a project requires an open space ratio of 10, approximately 10 square feet of qualifying open space would be required for every 100 square feet of applicable floor area.
Under the Height Factor system, taller and narrower buildings generally require increasing amounts of open space.
This creates a tradeoff:
More building height and a smaller footprint can require more open space around the building.

What Is the Sky Exposure Plane?

A sky exposure plane is an imaginary inclined zoning plane that controls how a building rises above a certain height.

They are not.

This is why simply searching an address on a zoning map and seeing “R8” is only the beginning of the analysis.

Suppose the proposed zoning strategy uses an FAR of approximately 6.02.
The theoretical zoning floor area would be:
10,000 × 6.02 = 60,200 square feet
Now assume the building footprint is approximately 3,500 square feet.
The approximate height factor would be:
60,200 ÷ 3,500 = 17.2

More importantly, the project would still need to satisfy the required open space, yards, sky exposure plane, and every other applicable zoning provision.
This illustrates why FAR alone does not determine what can actually be built.
