LPC update for March 2024 – Portico Portal

The NYC Landmark Preservation Commission has important news to share.
LPC will launch Portico in March 2024. Portico is a web-based permit portal that will make the application process better for LPC applicants by making it easy to file an application, letting multiple users access the same application, and giving applicants updates on the status of their applications.
- Portico will let owners of landmark properties and their applicant teams do everything from applying for new permits or making changes to existing ones to uploading supporting documents like photos, architectural plans, and presentations, asking for notices of compliance, and getting final permits and approved drawings.
- With Portico, you don’t have to worry about which application form to use. For all applications, it hires an application assistant, or “wizard,” who asks applicants a number of simple questions to help them find the right application process and the materials they need to support their application.
- Applicants will be able to log in to Portico to see where their application stands. The portal is set up so that multiple users can access the same application at the same time, so the property owner and their representatives can get full updates on the application’s progress at all times.
What is the next step after the Portico Portal?
LPC will send you all the information you need to start using Portico before our March launch. The launch date will also be included. LPC will also teach people how to use Portico’s new features and how to file documents on it. They have open office hours, zoom lessons, and other things planned.
LPC said that Portico is an exciting change to the way we get permits. Please feel free to share this information with coworkers and anyone else who needs it.

Another update on the Portico Portal
If you are familiar with DOB NOW for DOB application and process, Porto is the same concept for the Landmark Preservation Commission
After the Portico is publicly launched LPC stops accepting applications by Email and you need to file them online.
By clicking here you can go to the Portico home page. but to be able to use the platform you need to have a valid NYC ID. Utilizing Portico is easier than DOB NOW but it has directions for each step of the process on it.
If you do not have an NYC ID you can create one by using this link

When Does landmark issue violation for buildings ?
good question but I cannot give you a specific answer and depends on your project.
as a general idea, whenever you make any changes to your Landmark Building without getting LPC approval before starting the project, especially to the facade and bulk of the building, you would get LPC violations and some of them can cost you a lot of money.
